Real Estate in Thailand is not unlike the rest of the world. Some regions forge ahead while other areas remain stagnant. Pattaya, and especially, Jomtien Beach, is growing at a fast rate, in all directions. This has placed even greater emphasis on that old Real Estate adage “location, location, location”. And of course a location near the beach with sea view is high on everyone’s favorite property list.

The investment is restricted to the development land and does not include any construction of homes, infrastructure or other areas. This removes the possibility for any losses through liability for costs incurred as there are no further costs beyond the purchase of the land. The development company is responsible for clearing of the land and all future construction.
The land's retail value in its own right (without the development) less the cost of purchase represents the gains on the land purchase for the investor and Development Company. Examples sourced from general publications of retail
values are produced for comparisons and the investor can therefore see for themselves how realistic claims for potential returns are.

 
 

Remember; whatever else anyone may tell you, land investment returns are not guaranteed at any specific rate.

However it is fair to say that land is one of the very few investment commodities that has traditionally shown a steady increase in value and very rarely, if ever, dropped. In the last 12-24 months in the Pattaya and Jomtien region we have seen increases well in excess of 100% on basic development land values, in some areas well in excess of 500%.

After all as the old adage goes, "land, they aren't making any more of it!”

 
 


That is true for Pattaya and Jomtien as well as it is getting harder to find land for a house or a condominium complex anywhere near the sea and the convenience and excitement of Pattaya and Jomtien. It is obvious these pieces of land are very valuable and without any doubt investment success stories.

Actual returns will vary from development project to development project and reflect both the nature of the planned development and the investment risk. The investment is structured to ensure that the initial investment sum and the first 50% gain are returned to the
investor before any further gains are split equally between the investor and the development company. This ensures that the development company can only gain from the development after the investors have already seen a substantial return themselves. A good incentive that works in all parties interests!

What could the end returns be? Depending on the quality and price paid for the initial land investment, gross returns of up to 300% are realistically achievable! Mind full of the understandably cautious approach of most investors 99 Real Estate have structured these investment opportunities in Pattaya and Jomtien to ensure maximum investor protection. All investments are secured against the transfer of land title deeds into the investor's nominated ownership. This can be a company or Thai National at the investor's discretion. The land is then subdivided into easily sellable plots and the investor then only releases ownership of these sub-divided plots on receipt of their original investment and first 50% gain. Nothing could be simpler or more transparent! Any gains above the initial 50% are split equally with the development company after deduction of previously agreed costs such as transfer fees, legal costs, sales commissions etc... The length of time that the investment is tied up for is dependant upon the speed with which the development land can be sold.
As the investments are only made in the development land and not the construction on the land, returns occur as soon as a potential buyer commits to a deposit. The initial deposit taken by Pattaya Immobilier is equivalent to full payment for the land element of the house or villa purchase.
As this payment is received the title deeds for the land plot are transferred to the buyer, thus securing their payment. Further staged payments then take place until completion of the construction phase for the buyer but as the investor has no interest in this phase their funds are no longer required. Available for investment in future developments or whatever else the investor decides!
On some selected projects the investor has the option to draw down returns on investment as a regular income. This allows a regular monthly income with typical rates in the region of 2% p.c.m. or 24% p.a. far better than could be
returned from rental properties for example.
The terms and conditions are flexible and vary from real estate development to real estate development. Earlier access to investment gains obviously results in a lower return than should that access not be required.
